What Determines What a Note is Worth? Ideally, we, or our investors, like to purchased notes where the property or collateral is occupied by the payor, the payor has good credit, the note has been seasoned for 6 months or more and all payments have been made on time, the equity on the collateral is 20% to 30% or more and the collateral can be easily sold for cash if need be. This means that owner occupied single family residential housing is preferred as it can easily be sold if the need arises. Commercial real estate would be next in line as real estate can't disappear on the note holder like other items of equipment etc. Notes secured by non-real estate assets carry more risk and thus the yields demanded by the marketplace are higher and so are the discounts. Non-real estate notes would include; business notes, notes on cars or planes or boats or other items of personal property. If all these criteria are met, the note can often be purchased at par or with no discount to speak of. A bad note would be one with limited payor equity in the collateral, poor payor credit, note only has 1 or 2 payments seasoned and the collateral something that could easily be moved by the payor. This bad note scenario would not be purchased or if it were to be purchased, would carry a substantial discount. Sometimes there are ways of improving a bad note to make the selling terms appealing to buyer and seller and we can help you with this if need be. As the above mentioned criteria deteriorate the note will be discounted to compensate for the additional risk the deterioration has caused. These is no set discount or yield investors set but the overall picture is finely tuned for each note scenario. As you can see from the above, there are many factors to be considered when purchasing a private note. Some note brokers or buyers offer artificially high bids initially to get the note seller under contract, then, they start to beat the seller down on price due to some of the factors noted above.
